Bought a place in Riverbend and the air smelled off every time it rained. Seller said it was just old carpet, so I ignored it until my sinuses started acting up. Finally coughed up $220 for a certified inspection and they found black spots growing on the attic plywood. Turns out the previous owner had installed the fan backwards, blowing moist air straight up there instead of outside. Spent another $400 to reroute the vent and treat the wood, but honestly that inspector saved me from a way bigger headache down the road.
