Why does nobody talk about getting a real lawyer to look over a simple lease before signing?
I run a small dog grooming shop in Boise and last month the landlord for the space I wanted handed me a 12 page lease he said was "standard stuff." I almost signed it right there, but my brother talked me into paying $250 for a local business lawyer to read it over. She found a clause that said I was on the hook for the entire building's roof repair if it leaked during my 3 year term, which could have been $15,000 or more. I got that part struck and signed the next day. Has anyone else paid for a lawyer on a small lease like this, or did you just sign and hope for the best?

Did the lawyer actually sit down with you and walk through the whole 12 pages line by line, or did she just skim for the scary stuff and hand you a summary? I ask because my cousin got a lease reviewed and the guy missed a personal guarantee buried on page 9 that stuck her with the rent even after she closed up shop. Wondering if $250 gets you the full read or just the highlights.
2
