I once thought squeezing in extra viewings was smart, until a mix-up showed me it's just rude.
Now I block out buffer time between appointments, even if it means showing fewer houses in a day.

Honestly, I've done four showings in three hours just fine.

What about my friend who scheduled condo tours too close together? He had a client run over with questions, making the next arrival wait outside in the rain. The waiting couple was so annoyed they walked away. Now he always blocks forty-five minutes between showings, no exceptions.

Last year I tried to book three showings back-to-back and it blew up when the first client had a million questions. Now I leave at least thirty minutes between appointments, no matter what. It covers traffic, but more importantly it lets people really talk about what they're in front of. Rushing makes clients feel like a number, and that's a sure way to lose a sale. Showing fewer houses but giving each one real focus is just basic respect.
