Spent $340 on a home inspection in Red Deer and it caught a $9k foundation mess
I almost skipped the inspection to save cash when I bought my place in Red Deer two springs ago, but my dad talked me into it. The guy spent 3 hours poking around and found a hairline crack in the basement wall the seller had painted over, plus some grading that was sending water right at the house. Cost me $340 up front, and I used his report to knock $9k off the price. The seller wasn't happy but the paperwork backed me up. Anyone else use their inspection report to haggle, or did you just eat the findings?
Smart move listening to your dad. I've bought two houses and both times the inspection paid for itself, sometimes double. First place had a roof the seller swore was 5 years old, inspector found hail damage and we got $6k knocked off. Second time the guy found a bad electrical panel that would've cost me $2500 to fix. The key is to get actual quotes from contractors before you go back to the seller, because they can't argue with a written estimate. A vague "the inspector said it might be a problem" gets you nowhere, but a licensed guy saying "this will cost X to fix" gives you real bargaining power. Never just eat the findings unless you're in a crazy seller's market where you have no choice.
