Seeing that "over ten years" bit really hits home. I've seen so many quick fixes fail after a couple seasons, it's frustrating. In a trade magazine last month, I read about silicone-based sealants. The article said they can last over ten years with correct application. Seeing your update makes me glad those methods are catching on.
