Walked into my rental unit and found a family of raccoons living in the attic crawl space

Last month in Lethbridge I went to check on a property I manage and heard scratching above the ceiling. Pulled down the access panel and three raccoons just stared at me like I was the intruder. Anyone else have to deal with wildlife crashing in their rental homes?

Actually I gotta push back on this a little. Raccoons in an attic is a PAIN but it usually means there's an easy entry point that you or the tenant missed. I had a similar situation in a duplex I managed and after I sealed up a gap around a vent they never came back. Landlords are quick to blame "wildlife problems" but most of the time it's neglect of basic maintenance like fixing soffits or trimming tree branches touching the roof. Not saying you're wrong about it being annoying but this is one of those things that's almost always preventable.

Is it really that hard to check for gaps before raccoons move in? Seems like basic upkeep most landlords skip until something breaks. Fixing it after the fact costs more than just doing it right the first time.
