I used to think subcontractor bids were all lies, one spreadsheet changed that
For years I figured every sub padded their numbers and I had to cut everything by 10 percent. Then a framer in Austin handed me a bid with line item costs for lumber, labor hours, and waste, down to the dollar for a 2,400 square foot addition. I checked his numbers against actual supply prices and his crew's pace, and they matched perfectly. Now I ask every bidder for that breakdown and I've caught two guys inflating their materials by 20 percent. Has anyone else started requiring itemized bids after getting burned once?

Lol "down to the dollar" is the kinda detail that makes you actually trust someone. I started asking for waste percentages after getting burned on a roof job. Caught one guy adding 30% waste on shingles when the math only called for 10. Now if they push back on itemizing, I figure theyre hiding something.
